Hidden Hollow

Hidden Hollow is a residential development consisting of 168 units located at 60 Rosencrans. The development will have 13 detached single family market rate units, 20 attached market rate townhomes, and 135 attached single family condominiums within five buildings.

The multifamily buildings will have an increased height and are therefore required to provide Workforce Housing. To qualify to purchase and/or rent, a household must earn at least 75% of its income from a local business(es) and at least one person in the household must work a minimum of an average of 30 hours per week.

Workforce Housing ownership units have no maximum sales price upon original purchase. The price will be a negotiation between buyer and seller. The unit will then have an appreciation cap of 2.5% per year.

Workforce Housing rental units will have no maximum rent cap. The initial rent will be negotiated between the tenant and landlord. Once the initial rent is set, it cannot be raised in excess of 2% annually.

The Housing Department will not hold lotteries for the Workforce Housing units. Buyers will go through the developer’s agent. However, a complete application will need to be submitted to the Housing Department for qualification to purchase ownership units.

All of the Workforce and Affordable units will be located in the multi-family buildings and will be condominiums. They will be intermixed on the second and third floors.

The development is scheduled for completion next summer. The Housing Department will conduct lotteries for these homes, and will advertise in the News and Guide as well as send out an email notification when these lotteries are held.
