Floor Plans
The following elements should all be drawn to a scale of 1/4" = 1`.
- Size and arrangement of rooms and partitions with rooms or spaces identified.
- Location of plumbing fixtures, fireplaces/wood stoves, and appliances.
- Show the size, type and location of all gas appliances.
- Window sizes and types, door sizes and types, and direction of swing.
- Required egress windows will be designated, as such, either on the window schedule, floor plans or elevations.
- Doors and windows required to have tempered glazing will be designated as such, either on the window schedule, floor plans, or elevations.
- Size and location of all electrical panels.
- Type and location of smoke detectors (in new and existing construction for remodels).
- Exhaust fans, kitchen vent hoods, dryer vents with size and type of duct work and where
vented to the exterior.
- Size, type, and location of the heating system to be used.
- Size and location of crawlspace and attic access hatches and fire rating, if required.
- Stair and landing dimensions, including width, rise and run.
- Handrail locations with details of grip and wall attachment.
- Size and type of all structural elements, including but not limited to floor framing members, roof framing members, and wall framing members, as well as all beams and columns. Headers and posts will be clearly shown on the drawings.
- Connection details of all structural framing members, including but not limited to all beams, columns, headers and posts, as well as any shear walls and/or braced walls designed to resist lateral loads.
- Total square footage of living space for each floor and total square footage of garage or other accessory spaces.
- Where two-hour area separation walls are used, they will be clearly indicated on the plans and will be detailed in a wall section.
- When shear walls and/or braced walls are used to resist seismic or lateral loads, they will be clearly indicated on the plans and will be detailed in the structural notes or on the plans.
- All electrical outlets required to be GFIC protected will be clearly shown on plans.
- Masonry fireplaces will be completely detailed with all of the following items listed:
footing dimensions and reinforcing shown with sizes noted; bond beam locations; all horizontal and vertical reinforcing shown with sizes noted; size, location and type of strap ties to floor levels and roof structure; size and type and thickness for rock, stone, or other veneer; size, type, and spacing of veneer anchors; hearth dimensions; firebox dimensions; flue size and type; required cap details and reinforcing; and spark arrestor.
- On all additions and remodels, floor plans will be required showing the adjacent areas of the existing structure and their use. The total of the floor areas of the existing structure and the additional areas to be added as part of the remodeling or alteration work will be included as part of the building permit application.
Include all floors and basement. For additions and remodels, show schematic floor plan of entire house to scale. Clearly indicate use of rooms adjoining new construction. Dimensions and details are needed only in areas where work is proposed.
