Building Permit & Plan Submittal Requirements

In an effort to be sure you have everything you need when you come to submit your plans and application, we have developed this checklist. Abbreviated Checklist for Building Permit Applications

  • Application. Make sure you have the proper type, i.e. Residential or Non-Residential. All applicable portions of the permit should be filled in; if you are unsure about the applicability of a question, please ask at the time of submittal.
  • Plans. Residential submittals require 2 sets of plans; commercial require 3 sets. See Building Plan Requirements.
  • Letter of Authorization. If you are not the owner, or if the owner has not signed the application, you must have a Letter of Authorization.
  • Deed or copy of a Deed. If you do not have a deed at the time of application, you can get one at the Teton County Clerk`s Office, located in the basement of the same building the Building Department is found in.
  • Septic Permit. If you will be on an individual septic system, you must have a Small Wastewater System Application. One plan should be included with this application; engineer designed systems should include 3 site plans.
  • Sewer Connection Permit. If you are connecting to the Town of Jackson Sewer or Wilson Sewer, and not the Town of Jackson Water System you will need a Sewer Connection Permit Application. One site plan should be included with this application. See below, if you are also connecting to the Town of Jackson Water System.
  • Town of Jackson Sewer and Water Connection Permit. If you are connecting to the Town of Jackson Sewer and Water Systems you will need a Sewer and Water Connection Permit Application. The application material includes information to connect to the Town of Jackson Water System. One site plan should be included with this application.
  • Grading and Erosion Control Permit. If you are disturbing 12,000 sq. ft. or more of area on slopes 5% or less or 1,000 sq. ft. or more of area on slopes greater than 5%, a Grading and Erosion Control Permit is required. If the area of disturbance exceeds 1 acre or if the area of disturbance is more than 3,000-sq. ft. on slopes that are greater than 15% then a Grading Preapplication Conference is required prior to submitting a Grading and Erosion Control Permit (Plan Level) Application. The Preapplication Conference should be held early in the design process to discuss applicable land development regulations that will affect the design and planning of the project. Three sets of drawings and associated documentation, accompanied by a completed application form and application fee are required.
  • Bridge Permit. If you are constructing a bridge, you must have a Bridge Permit. Two sets of bridge plans with site plans should be included with this application.
  • Check or Cash. You will be asked to make a deposit for your building permit at the time of submittal. A sheet in the application packet will help you calculate the amount of the deposit.

  • Separate Checks. If you are also submitting a Small Wastewater Permit application or Sewer Connection application and/or a Grading and Erosion Control Permit Application, you will need a separate check for each application.
  • If the proposed construction activity only involves moving or replacing plumbing, mechanical or electrical equipment then the following permits may be required. Mechanical Permit Application and Fee Schedule and/or Plumbing Permit Application and Fee Schedule.
  • Refunds. If you decide not to build after you submit your plans and pay the plan review fee, you may be eligible for a refund. For more information on Refunds.
